College Manor Apartments Parents Guide:
A lease is a basic agreement between your child and the owner of the community. The lease is legally binding and enforceable through the legal system. If they choose to move out before the end of the lease terms, the resident could still be responsible to pay the remainder of the lease agreement.
The deposit is equal to one month’s rent and would be due in order to reserve the apartment. This deposit could be waived if a guarantor also signed for the resident. If he/she fails to make payments on the apartment, the guarantor will be responsible to provide those payments. Deposits will be refunded after final inspections are completed with no damages to apartment or furnishings.
A guarantor must meet the following criteria: be 27 years of age or older, have good credit standing with a 600+ credit score, and gross 3.5 times the rental amount monthly.
No, however it is encouraged. Renters insurance is a policy you can purchase to protect your personal property as the management/landlords is not responsible for replacement to tenants. Replacement of your belongings if they are damaged, lost, or stolen could be covered. TCC doesn’t not promote any specific insurance coverage company to use.
Each roommate on the lease agreement is equally responsible for the lease as a whole. Under the lease, regardless of whom else might be occupying the premises, any resident is authorized to act for all residents. What this means is that anything that happens within the lease can be decided by either roommate. It also means any actions within the apartment are the responsibility of all roommates on the lease.
College Manor Apartments offers studios, 1, 2 and 3 bedroom floor plans. With 17 different options to choose from, ask your leasing specialist which floor plan may work best for you based on what you are looking for in your new apartment home.

Rent is due on the 1st of each month and is considered late at midnight on the 3rd day of the month. Online rental payments through RentCafe can be automatically set up once the resident has moved in and the set up codes have been supplied to the resident from the office staff.
Move-in date is August 14th, 2017, move-out date is July 30th, 2017.
Currently, we are only offering 12-month lease agreements that will expire July 30, 2017.
Yes, currently we allow any pets within the community for a one-time $100 non-refundable pet fee and $25 monthly pet rent.
Yes. However, the resident will be responsible for finding his/her own re-assignment. Once someone has agreed to take over the lease, both parties will work with the leasing team to complete any necessary paperwork.
Yes, if a new resident does not attend school and meets all our approval criteria, he/she can also live at College Manor.
We suggest that the roommates have a discussion of boundaries immediately after moving in, even if they have known them for a long time. This will help with establishing guidelines for living together. We ask that roommates attempt to talk about any issues within the household prior to contacting the leasing office. If they are unable to resolve, the leasing team may be able to assist with the outcome on a case-by-case basis.
No. Parking is first come, first served. Residents will receive a car decal upon move-in.
We do have premium parking around the building available for purchase, so please ask the leasing team about availability.
